Roof Cleaning Timperley
The Only Driveway Cleaning in Manchester you need to call
If you’re considering roof cleaning for your property in Timperley, Manchester, it’s likely because you’ve noticed an unsightly discolouration, or perhaps your neighbour mentioned it, or maybe your estate agent hinted that a cleaner roof might boost your home’s value.
Roof cleaning is a specialised task. It’s not something that typically falls under general domestic maintenance or the average homeowner’s DIY list. The height, the access, the method, the safety precautions—all of these require specific attention.
Our company operates with a small, trained crew who are familiar with the specific requirements of roof cleaning in Timperley. We’ve worked on detached homes, semi-detached properties, period buildings, newer developments, and everything in between.

The Problem
Roof cleaning, in our context, refers to the removal
Of unwanted surface contaminants from the outermost layer of your roof’s tiles (or slate, or concrete, or metal – more on those variations later).
These contaminants typically include:
- Lichen (a symbiotic organism of fungi and algae)
- Mosses and liverworts (tiny plant growths)
- Fungal growths (e.g., black streaks of Aureobasidium or Alternaria)
- Atmospheric particulates (soot, dust, pollen)
These substances accumulate over time due to natural weathering, wind-borne deposition, and biological colonisation.
Importantly, they’re not just cosmetic issues; in extreme cases, they can physically alter the roof’s functioning by:
- Retaining moisture (which accelerates tile degradation)
- Lifting tile edges (allowing water ingress)
- Blocking gutter systems (via debris runoff)
In short, the roof material dictates the cleaning method. We don’t use a “one-size-fits-all” approach.
Extensive Experience of Cleaning Roofs
- Concrete Interlocking Tiles (Marley, Redland, etc.): These are the most prevalent. They’re durable, but their porous surface makes them prone to lichen/moss colonisation. Cleaning requires low-pressure methods to avoid dislodging the tile’s sand-cement surface texture.
- Clay Tiles (often seen in older properties or mock-Tudor builds): More delicate than concrete, clay tiles have a glazed or unglazed finish. The glaze can be damaged by high-pressure jets or harsh chemicals, so we use pH-neutral solutions and very soft water (more below).
- Natural Slate (Welsh, Spanish, etc.): Non-porous, but the overlaps can trap debris. Slate requires extremely gentle treatment since it’s easily scratched or chipped.
- Asphalt Shingles (present in some modern builds): These organic felt-based shingles are very sensitive to water pressure and temperature. We use specialised low-flow, cold-water techniques.
- Metal Roofs (zinc, aluminium, standing seam): Essentially maintenance-free from a biological growth standpoint (no moss!), but still accumulate atmospheric grime. For these, we employ a specific surfactant wash to avoid streaking.

How I Clean Your Roof Safely
I start with a camera pole from the ground, then a roof ladder inspection where safe. I check the tile type, ridge condition, and access. You get clear photos of the moss build-up and any broken tiles I spot.
Heavy moss is removed by hand using specialist roof scrapers and brushes. We do not blast it off. All debris is lowered to the ground in bags or via a chute, never swept straight into your gutters.
I apply a professional-grade biocide at low pressure. It soaks into the tile and into the remaining lichen. The roof will look much better on the day, and the treatment keeps working for 60 to 90 days afterwards. You will see the tiles continue to lighten as the moss dies off completely.
Gutter clearing is included in every roof clean. I flush gutters and downpipes, rinse your driveway and patio below, and complete a final walk-around with you. I also provide after photos for your records.
What Makes Us Stand Out
How We Clean Roof
At Exterior Cleaning Pros, we exclusively employ Soft Washing (not to be confused with “softly power washing”). Here’s the science:
High-pressure power washing (the kind you see on YouTube) is actually terrible for most roofs.
It can –
+ Dislodges granules from shingles
+ Erodes tile surfaces
+ Forces water under tile overlaps (creating leaks)

Our services
Every Roof Type Treated — the Right Way
01
Clay & Concrete Tiles
The most common roof type in Sale, Timperley, and Cheadle. A soft wash clean followed by a full biocide treatment. Moss lifts and washes away naturally over the following weeks — no scraping that damages the tile surface.
02
Natural Slate
03
Concrete & Fibre Cement Tiles
Common on 1960s–1980s builds across Sale and Stockport. These tiles are porous and absorb algae deeply. David uses a dwell-time treatment — applied and left to work — rather than scrubbing that can erode the surface coating.

Flat Roofs (EPDM, Felt & GRP)

Soft Washing
Soft Washing relies on
- Low-pressure water delivery (~100-200 PSI, via garden-hose-like equipment)
- Specialised biocidal solutions (NOT just bleach – more on this in a sec)
- Dwell time (letting the solution work, rather than blasting)
Our biocides are environmentally approved, pH-neutral formulations (e.g., benzalkonium chloride-based, EC approved for hard surface disinfection). We don’t use sodium hypochlorite (household bleach) because it:
- Damages plant life (your garden)
- Corrodes metal gutters/fixtures
- Leaves harmful chlorinated byproducts
The biocide is mixed with softened water (to prevent mineral streaks) and applied via sprayers. This ensures even coverage, including under eaves and in valleys.
We let it dwell for 15-30 minutes (depending on growth severity), which allows the surfactants to break down biofilm matrices and kill spores/mycelium.
Then, and only then, we rinse with the low-pressure water system.

What do you get with me
Roof moss removal is one of the smartest bits of maintenance a homeowner can do. Moss holds moisture, and moisture sitting against tiles and pointing long enough will cost you far more than a clean ever will.
Roof moss removal is a core service from late summer through to spring.
This means I am legally qualified to mix and apply the professional biocide that kills moss and lichen at the root. It is safe for pets and gardens when applied correctly.
My scrape and biocide method removes what you see today and kills the spores you cannot see.

What Makes Us Stand Out
What is included in every fixed price?
- Full roof survey
- Hand removal of heavy moss
- Full biocide treatment to all elevations
- Complete gutter and downpipe clearance
- Full site protection and rinse down
- Before and after photos
I do not offer high pressure roof washing. I do not offer roof sealing or coating, as this can trap moisture in our climate and cause long term issues. I do not replace broken tiles, although I can recommend trusted local roofers in South Manchester if I find damage.
FAQ
Roof Cleaning FAQ's
Will your method damage my roof tiles?
No. Damage is caused by high pressure water. My method is recommended and approved by tile manufacturers. It uses hand tools and a low-pressure spray that is gentler than a rainstorm. If your roof is unsuitable, I will tell you at the survey stage.
Do you walk on the roof?
No, I do not walk on your roof. I work from a ground, mobile tower or MEWP.
How long the roof will stay clean?
After my treatment, most roofs in Cheshire and Manchester stay largely moss-free for three to four years. Heavily shaded or north-facing roofs under trees may need attention sooner. The biocide provides long-term protection, unlike a simple wash.
Do you make a mess of the garden?
No. This is a key part of the service. We sheet sensitive plants, collect the bulk of the moss, and thoroughly rinse all paths, patios and driveways before we leave.
Can you clean my roof in winter?
Yes. Autumn and winter are the best times for biocide application in the UK. The damp conditions help the treatment absorb. I work year-round, weather permitting, and never work in high wind or frost.
Why is your method better than a cheap pressure wash?
A pressure wash looks impressive for a few weeks because it leaves live spores behind. My biocide kills the growth at the root. Over four years, my method works out less expensive because you pay once, not annually.
My roof was cleaned a few years ago and the moss came back quickly. Why would this time be different?
In almost every case where moss returns quickly after a clean, the cause is the same — the previous company did not apply a biocide treatment. Removing visible moss without treating the underlying biological growth simply clears the surface temporarily. The root structures remain and regrowth is rapid. Our process treats the cause, not the symptom, which is why our results last considerably longer than a standard pressure wash.
Ready for an honest assessment?
Send me photos of your roof. I will identify your roof tile type and give you a fixed price the same day.
