Roof Cleaning Stockport

If you’re a homeowner in Stockport looking to have your roof cleaned, you’ve probably already noticed one thing: there’s a lot of confusion about how it actually works.

Neighbours might tell you to “just get a pressure washer”, online searches yield a bewildering array of methods and prices, and – if you’re unlucky – a few dodgy flyers have probably landed on your doormat promising miracles for £100.

We’re Exterior Cleaning Pros, and for over a decade, we’ve been doing roof cleaning the right way, in and around Stockport.

The Problem

Why I don't recommend pressure washing a Roof

A powerful jet will make a roof look clean in an afternoon.

It will also strip the protective coating from concrete tiles, force water underneath them, and crack older clay tiles.

I have been asked to inspect roofs after a blast clean, and the damage was visible from the ground.

This is why I built my entire roof cleaning service around a soft wash system.

I treat every roof as if it were my own family home. I apply the treatment personally.

I'm David. I run Exterior Cleaning Professionals from Stockport.

Since 2007, I have been cleaning roofs across Hale, Bowdon, Wilmslow, Alderley Edge, Knutsford, Sale, Timperley, Didsbury, Cheadle and Stockport.

The calls I value most come from homeowners who were offered a cheap pressure wash and decided to get a second opinion first.

Residential roofs constructed from one of three main materials:

Most residential roofs in Stockport – and indeed across Greater Manchester – are pitched roofs, with slopes between 30° and 45°. They’re usually constructed from one of three main materials:

Concrete Tiles

(the most common type in our Stockport, accounting for roughly 70% of installations). These are made from a mixture of cement, sand, and aggregate, pressed into shape and cured. Concrete tiles are durable (30-50 year lifespan), but their porous nature means they can retain water and provide a substrate for biological growth. You’ll typically see them in profiles like double Roman, flat, or pantile.

Clay Tiles

(about 20% of Stockport roofs). Fired clay tiles are non-porous, more resistant to frost and moisture absorption than concrete and often last 50-100 years. However, they’re more brittle, so care is needed during cleaning to avoid cracking or dislodging them. Clay tiles have a distinctive ‘shot’ colour variation, giving roofs a rich, textured look.

Slate Tiles

(less common now, around 5-10% of older properties). Natural slate is extremely durable (>100 years), non-porous, and has a distinctive layered structure. But, slate can delaminate (split) if water penetrates the nail holes or edges, so any cleaning method must avoid forcing water under the tiles. Regardless of tile type, most Stockport roofs will have:
● Underlay (breathable membrane or older bituminous felt) to prevent water ingress
● Battens (wooden strips) to which the tiles are fixed
● Rafters and trusses forming the structural framework
● Flashings (lead, zinc, or PVC) around chimneys, vents, and valleys
● Gutters and downpipes (usually PVC or cast iron)

We consider all this aspects before cleaning your roof, hence professional and long-lasting results.

Our Methods

Roof Cleaning Methods

01

Softwashing

(our go-to for 90% of jobs): This involves:

Pre-treatment with a specialised biocide (not just bleach – something scientifically formulated to kill moss/algae without harming tiles or pets).

Low-pressure water application (think garden hose, not firehose) to let the biocide work its way into crevices.

A dwell time (usually 15-30 minutes) where the solution kills the biological matter.

Gentle rinse (again, low pressure) to wash away dead growth. The key here is no high pressure, which can dislodge granules from concrete tiles or crack slates.

02

Manual Scraping & Brushing

(for very stubborn areas or delicate roofs): On older slate or clay, sometimes soft washing alone won’t dislodge tenacious lichen.

In those cases, our team uses hand tools (soft-bristled brushes, plastic scrapers – never metal) to gently remove growth. This is labour-intensive, but sometimes necessary.

03

Chemical-only Treatment

(rare, but used on very sensitive roofs like cedar shingles or very old terracotta): No water at all. Just neat application of a stronger biocide, left to work over weeks/months.

We use this sparingly because it relies on natural rain to wash things off eventually.

My team and I work across these towns almost every week

About Us

How Much Does Roof Cleaning Cost?

Homeowners ask for a guide price, so here is a transparent range based on recent jobs.

  • A typical three-bedroom semi in Sale, Timperley or Cheadle with moderate moss usually starts from £475 to £650.
  • A larger detached property in Wilmslow, Hale or Alderley Edge with heavy moss and multiple elevations is typically £750 to £1,100.

The final price depends on size, roof pitch, access, and the amount of moss present. I can price accurately from photos or a short visit, and the price is fixed.

What do you get with me

What I will never do is dress this up as more than it is.

Roof moss removal is one of the smartest bits of maintenance a homeowner can do. Moss holds moisture, and moisture sitting against tiles and pointing long enough will cost you far more than a clean ever will.

My 5 member team and I have cleaned over 2,000 properties since 2007.

Roof moss removal is a core service from late summer through to spring.

I am City & Guilds Qualified. I hold PA1 and PA6 spraying certificates.

This means I am legally qualified to mix and apply the professional biocide that kills moss and lichen at the root. It is safe for pets and gardens when applied correctly.

I do not use high pressure on roof tiles, ever.

My scrape and biocide method removes what you see today and kills the spores you cannot see.

In the North West climate, that keeps a roof clear for three to four years.

What Makes Us Stand Out

What is included in every fixed price?

I do not offer high pressure roof washing. I do not offer roof sealing or coating, as this can trap moisture in our climate and cause long term issues. I do not replace broken tiles, although I can recommend trusted local roofers in South Manchester if I find damage.

FAQ

Roof Cleaning FAQ's

Will your method damage my roof tiles?

No. Damage is caused by high pressure water. My method is recommended and approved by tile manufacturers. It uses hand tools and a low-pressure spray that is gentler than a rainstorm. If your roof is unsuitable, I will tell you at the survey stage.

No, I do not walk on your roof. I work from a ground, mobile tower or MEWP.

After my treatment, most roofs in Cheshire and Manchester stay largely moss-free for three to four years. Heavily shaded or north-facing roofs under trees may need attention sooner. The biocide provides long-term protection, unlike a simple wash.

No. This is a key part of the service. We sheet sensitive plants, collect the bulk of the moss, and thoroughly rinse all paths, patios and driveways before we leave.

Yes. Autumn and winter are the best times for biocide application in the UK. The damp conditions help the treatment absorb. I work year-round, weather permitting, and never work in high wind or frost.

A pressure wash looks impressive for a few weeks because it leaves live spores behind. My biocide kills the growth at the root. Over four years, my method works out less expensive because you pay once, not annually.

In almost every case where moss returns quickly after a clean, the cause is the same — the previous company did not apply a biocide treatment. Removing visible moss without treating the underlying biological growth simply clears the surface temporarily. The root structures remain and regrowth is rapid. Our process treats the cause, not the symptom, which is why our results last considerably longer than a standard pressure wash.

Ready for an honest assessment?

Send me photos of your roof. I will identify your roof tile type and give you a fixed price the same day.
