Whatever the reason, if something’s prompted you to search for roof cleaning in Sale, you’re not alone.

We get plenty of enquiries from people who’ve only just noticed their roof probably needs a bit of attention. That’s perfectly normal. It’s not about panic or urgency—just recognising that something could do with a tidy-up and deciding to get it sorted properly.

How I Clean Your Roof Safely

Survey and Photos

I start with a camera pole from the ground, then a roof ladder inspection where safe. I check the tile type, ridge condition, and access. You get clear photos of the moss build-up and any broken tiles I spot.

Careful Moss Removal

Heavy moss is removed by hand using specialist roof scrapers and brushes. We do not blast it off. All debris is lowered to the ground in bags or via a chute, never swept straight into your gutters.

Biocide Soft Wash Treatment

I apply a professional-grade biocide at low pressure. It soaks into the tile and into the remaining lichen. The roof will look much better on the day, and the treatment keeps working for 60 to 90 days afterwards. You will see the tiles continue to lighten as the moss dies off completely.

Gutter Clearance and Final Rinse

Gutter clearing is included in every roof clean. I flush gutters and downpipes, rinse your driveway and patio below, and complete a final walk-around with you. I also provide after photos for your records.

What Makes Us Stand Out

Local, Not Just in Name

We cover the whole of Sale and surrounding areas in South Manchester, and we’ve done work on every kind of roof you can think of. From post-war semis to newer builds, bungalows to terraces—we’ve seen it all. We understand how properties in this area are built, and we tailor our approach to suit each one.

That matters more than people often realise. Getting someone who understands the layout of your home’s roof, the access involved, and how to go about the job without causing disruption—it saves time, avoids mistakes, and gives you a better result overall.

What Happens Next

You can either give us a call or send a quick message through the website. We’ll ask for a few simple details—nothing intrusive, just enough to understand the scope of the job. From there, we’ll arrange a time to come and take a proper look.

Once we’ve seen the property, we’ll give you a straightforward quote. No hidden extras. No “we’ll have to see on the day” chat. Just a proper price, based on what’s actually needed. If you’re happy with it, we’ll get you booked in.

We won’t pressure you to decide on the spot, and we won’t follow up with endless messages. It’s your roof, your money, your decision.

Our services

Every Roof Type Treated — the Right Way

01

Clay & Concrete Tiles

The most common roof type in Sale, Timperley, and Cheadle. A soft wash clean followed by a full biocide treatment. Moss lifts and washes away naturally over the following weeks — no scraping that damages the tile surface.

02

Natural Slate

Found on many Victorian and Edwardian properties in Didsbury, Chorlton, and Altrincham. Slate is delicate — the wrong pressure or the wrong chemical can cause irreversible surface damage. David uses an ultra-low pressure approach with a pH-neutral cleaning solution specifically suited to natural stone.

03

Concrete & Fibre Cement Tiles

Common on 1960s–1980s builds across Sale and Stockport. These tiles are porous and absorb algae deeply. David uses a dwell-time treatment — applied and left to work — rather than scrubbing that can erode the surface coating.

04

Flat Roofs (EPDM, Felt & GRP)

Garage roofs, extensions, and bay window roofs. Flat surfaces collect standing water and grow algae quickly. David cleans and treats flat roofs with a low-pressure wash and a biocide safe for rubber and felt membranes — without risking joints or seams.

05

Ridge & Mortar Repointing

While cleaning at roof height, David often spots loose or failed mortar around ridge tiles — a common cause of leaks in South Manchester’s wet winters. He can repoint ridge tiles on the same visit, securing them before they shift or fall.

06

Gutter Clearing & Fascia Wash

Every roof clean includes a full gutter clear. David also offers a fascia and soffit wash — removing the black streaking that builds up beneath gutters and makes an otherwise clean roof line look neglected.

We operate across Sale, Greater Manchester, including:

If you’re just outside of Sale — like in Altrincham, Stretford, or Timperley — we also cover that area.

About Us

You Can Be In or Out— It’s Up to You

Plenty of our customers prefer to be in when we’re carrying out the work, just to be on hand. That’s absolutely fine.

But if you’ve got other things to do, or you’d rather not be around while it’s going on, that’s also totally fine. We’ll arrange access in a way that works best for you.

We’re fully insured, we treat every property with respect, and we leave things exactly as we found them—except, of course, for the roof, which will be looking in much better shape.

We’re Not In It for the Five-Minute Fix

There’s no shortage of people offering quick cleans, basic rinses, or a blast with a pressure washer. That’s not what we do. We take the time to assess the roof, choose the right method for the material and shape, and carry out the job with care.

This isn’t about making things look presentable for a week or two—it’s about doing a proper clean that holds up over time. That doesn’t mean it takes forever; just that we won’t rush to save time at the expense of quality.

What do you get with me

What I will never do is dress this up as more than it is.

Roof moss removal is one of the smartest bits of maintenance a homeowner can do. Moss holds moisture, and moisture sitting against tiles and pointing long enough will cost you far more than a clean ever will.

My 5 member team and I have cleaned over 2,000 properties since 2007.

Roof moss removal is a core service from late summer through to spring.

I am City & Guilds Qualified. I hold PA1 and PA6 spraying certificates.

This means I am legally qualified to mix and apply the professional biocide that kills moss and lichen at the root. It is safe for pets and gardens when applied correctly.

I do not use high pressure on roof tiles, ever.

My scrape and biocide method removes what you see today and kills the spores you cannot see.

In the North West climate, that keeps a roof clear for three to four years.

FAQ

Roof Cleaning FAQ's

Will your method damage my roof tiles?

No. Damage is caused by high pressure water. My method is recommended and approved by tile manufacturers. It uses hand tools and a low-pressure spray that is gentler than a rainstorm. If your roof is unsuitable, I will tell you at the survey stage.

No, I do not walk on your roof. I work from a ground, mobile tower or MEWP.

After my treatment, most roofs in Cheshire and Manchester stay largely moss-free for three to four years. Heavily shaded or north-facing roofs under trees may need attention sooner. The biocide provides long-term protection, unlike a simple wash.

No. This is a key part of the service. We sheet sensitive plants, collect the bulk of the moss, and thoroughly rinse all paths, patios and driveways before we leave.

Yes. Autumn and winter are the best times for biocide application in the UK. The damp conditions help the treatment absorb. I work year-round, weather permitting, and never work in high wind or frost.

A pressure wash looks impressive for a few weeks because it leaves live spores behind. My biocide kills the growth at the root. Over four years, my method works out less expensive because you pay once, not annually.

In almost every case where moss returns quickly after a clean, the cause is the same — the previous company did not apply a biocide treatment. Removing visible moss without treating the underlying biological growth simply clears the surface temporarily. The root structures remain and regrowth is rapid. Our process treats the cause, not the symptom, which is why our results last considerably longer than a standard pressure wash.

Ready for an honest assessment?

Send me photos of your roof. I will identify your roof tile type and give you a fixed price the same day.
