Render Cleaning in Sale & Altrincham

You probably already know your render needs cleaning. It’s been in the back of your mind for a while — something you notice every time you pull into the drive or walk past the side of the house.

Not bad enough to panic about, but it’s there. A patchy bit near the bottom. That slight green tinge creeping in around the edges. Maybe even a bit of staining that looks worse after it rains. No one wants to start scraping at it. And if you’ve tried rinsing it down yourself, you’ll already know that the muck doesn’t shift.

It’s stubborn. And the more you look at it, the more you realise: this isn’t a job for a pressure washer off the internet. You need someone who knows what they’re doing — someone who’ll treat the surface properly, without damaging it or making it worse.

The Problem

The problem is render comes in different types, and what works on one will ruin another.

That modern acrylic stuff they use on new builds? Completely different to the cement render on Victorian houses. K-rend, monocouche, traditional sand and cement — they all need different approaches.

You’d be surprised how many people call us after they’ve tried everything else. They’ve been up ladders with scrubbing brushes, bought every chemical Wickes sells, and hired pressure washers that could strip paint. None of it works because they’re treating the symptoms, not the cause.

That green and black stuff growing on your rendered walls isn’t surface dirt. It’s alive, and it’s got a proper grip on your walls. Scrubbing it off is like mowing weeds – it looks better for a week, then comes back stronger. You need to kill it properly, right down to the roots, and that takes the right chemicals applied the right way.

By the time you get to that point, there’s no need for sales talk. You already know you want it sorted. You want to book it in, know it’ll be done properly, and not be chasing someone around for updates or dates that shift every other day.

That’s exactly what we do at Exterior Cleaning Pros.

And the reason people call us for render cleaning in Altrincham isn’t because they want their place to “look amazing” — it’s because they want their property to look how it should — clean, clear, and taken care of.”.

Render is supposed to look clean. Plain and simple. That’s the reason most people had it put in, or bought a house with it — sharp lines, neat finish, no bricks to maintain. But it doesn’t stay like that forever. It picks things up. Slowly, quietly. Until one day you look at it properly and realise it’s not white anymore. Not cream either. It’s… tired.

Most people have a go at cleaning it themselves first. Fair enough – it’s your house, you want to sort it out. But render cleaning isn’t like washing your car. Get it wrong and you’re looking at expensive repairs, not to mention a house that looks worse than when you started.

Exterior Cleaning Pros has been sorting out render cleaning in Sale and Altrincham for years now.

We know the difference between algae that’ll wash off and the stubborn stuff that’s got its roots properly embedded. More importantly, we know how to get rid of it without taking half your wall with it.

It’s Cost-effective to Keep Your Render Clean

“Don’t let your render get to the point where it’s more of a hassle to fix than it is to maintain. Small problems, like algae buildup or dirt accumulation, are easy to manage when caught early. Leave it too long, and you’ll be looking at costly repairs or even the need to re-render parts of your home. It’s far more cost-effective to keep your render clean and maintained.”

We don’t do guesswork.

We don’t do guesswork. If we need to come and see the property before giving you a quote, we’ll do that. If you’ve got photos and want a straight answer over the phone — no problem. Either way, you’ll get a price you can rely on, and an appointment that’s booked in and confirmed. We don’t subcontract. You’ll know who’s turning up, and we’ll keep it professional from start to finish.

Every render type reacts differently.

The work itself is straightforward, but it needs care. Every render type reacts differently. Some hold onto organic growth more than others. Some are discoloured by local air pollution, especially near main roads or schools. Some are patchy from years of sunlight on one side and shade on the other. Our job is to take all of that into account — and clean it in a way that fixes the appearance without ruining the surface.

Your House Looks Rough and It’s Putting Buyers Off.

We get a lot of calls from people who’ve put their house on the market and suddenly realised how tatty it looks. Estate agents are diplomatic about it – they’ll say things like “the property would benefit from some external maintenance” – but what they mean is your house looks rough and it’s putting buyers off. A proper render clean can add thousands to your house value, which sounds like estate agent nonsense until you see the difference it makes.

We’ve had people tell us their neighbours thought they’d had the whole house re-rendered when all we’d done was clean it properly.

Expertise

The secret is knowing when to be gentle and when to be firm.

Some stains need patience and the right chemicals. Others need a bit more persuasion. But there’s a world of difference between controlled pressure washing and blasting away with a jet wash until the render starts coming off in chunks.

We use different techniques depending on what your render’s made of and what state it’s in. Sometimes it’s a case of applying biocides and letting them do the work over time. Other times we need to get more physical with it. But we never turn up and start spraying – every house gets looked at properly first.

One thing that surprises people is how long good render cleaning lasts. Do it properly and you’re looking at years before it needs doing again, not months. That’s because we’re dealing with the root cause, not making it look clean for the weekend.

Our process

Safe, Soft wash render cleaning process

Initial Survey & Patch Test

I will visit, or you can send clear photos on email. I always carry out a small test patch in a discreet area. This shows you the result, and it shows me how your render will react. You see there is no guesswork is involved.

Protection and First Treatment

We cover plants, protect windows and soak surrounding areas. I apply the first biocide treatment to break down the green film, black lichen and red algae. We let it dwell. This does the cleaning, not pressure.

Gentle Rinse & Second Treatment

I rinse with low pressure, at a controlled temperature. For stubborn black spots I apply a second, targeted treatment. You will see the colour return as we work, without any damage to the render surface.

Final Walk-Around and Aftercare

We pack away, rinse paths and leave the site tidy. I will show you the completed work and give you simple advice to keep it looking good. For most homes, a light maintenance wash every 18 months keeps it perfect.

What do you get with me

What I will never do is risk damaging your render.

High-pressure washing forces water into your walls, causing damp. I use a controlled soft-wash method that cleans deeply without the damage.

I hold PA1, PA6 and PA6AW City & Guilds certificates.

Many render cleaners skip this. I don't. It ensures the biocides used are legal, safe, and effective for your specific property type.

I treat your home like my own.

I know inviting a contractor onto your property is a leap of faith. That's why I pride myself on punctuality, tidiness, and respect for your space.

My methods are designed for the North West climate.

Damp and shade encourage algae. My treatment plan accounts for this, ensuring your render stays cleaner for longer despite the weather.

Result

And yes — the result is satisfying.

You’ll probably forget what it looked like before we started. Most clients do. But the main thing is, you won’t be thinking about it every time you walk past it anymore.

After we’ve finished, your house won’t look like it’s been built yesterday, but it will look like it’s been properly looked after. The render will be back to its original colour, and the streaks will be gone.

If you’re at the point where you’re tired of looking at the staining, the patches, the dullness — that’s usually the right time to book the clean.

Not next year. Not after repainting. Now.

It’s the easiest and most sensible step before it turns into a bigger job.

FAQ

Render Cleaning FAQ's

Will soft washing damage my K-Rend?

No. This is why you hire a specialist. K-Rend, Weber and other manufacturers advise against pressure washing. My system uses pressure lower than a garden hose. It cleans by killing the growth, not by blasting the surface.

In South Manchester, a full soft wash and biocide treatment will typically keep your render clear for three to four years. North facing elevations may need a light top-up sooner. I offer a maintenance plan for this.

Yes, when applied by a certified user. I hold PA1 and PA6 qualifications for safe application. I pre-wet all plants, cover sensitive shrubs, and neutralise the area after.

The small black lichen dots are the hardest part of render cleaning. My treatment kills them at the root. They usually fade completely over two to four weeks after we leave, as the wind and rain clears the dead growth. I will show you this on the test patch.

For most two storey homes, no. I use professional water-fed poles and low level access equipment. For three storey townhouses in the city centre or awkward areas, I can arrange a cherry picker and it will be included in your quote.

In the majority of cases, yes — significantly. A professional render clean typically costs a fraction of a full repaint, and on a render in good structural condition the result is comparable in terms of appearance. We can advise honestly on this during the assessment.

There’s no pressure to commit straight away.

Send me a couple of photos of your render for an accurate quote. I personally reply to every message.
I guarantee to leave your property clean, safe and looking as it should.
