I am legally certified to apply biocides. I hold PA1 and PA6 spraying certificates, so I can mix and apply professional treatments safely around pets, plants and children.

I have cleaned more than 5,000 properties since 2007, and render is now more than 60% of my work.

I soft wash, which means a low-pressure rinse at garden hose strength, combined with a biocide that kills the algae at the root.

The result lasts. Your home is treated as if it were my own. A simple blast looks clean for the summer.

A proper soft wash and biocide treatment keeps render clean for three to four years in our climate.

How Much Does Render Cleaning Cost in Cheshire?

Every house is different, but to help you plan:

A typical three-bedroom semi in Altrincham or Wilmslow with two or three elevations usually starts around £380 to £550.
Larger detached homes in Hale or Alderley Edge with heavy black lichen are often £650 to £950.

The price depends on size, access, and how deep the staining is. I price from photos or a quick visit, and the price I give is fixed.

Safe, Soft wash render cleaning process

Initial Survey & Patch Test

I will visit, or you can send clear photos on email. I always carry out a small test patch in a discreet area. This shows you the result, and it shows me how your render will react. You see there is no guesswork is involved.

Protection and First Treatment

We cover plants, protect windows and soak surrounding areas. I apply the first biocide treatment to break down the green film, black lichen and red algae. We let it dwell. This does the cleaning, not pressure.

Gentle Rinse & Second Treatment

I rinse with low pressure, at a controlled temperature. For stubborn black spots I apply a second, targeted treatment. You will see the colour return as we work, without any damage to the render surface.

Final Walk-Around and Aftercare

We pack away, rinse paths and leave the site tidy. I will show you the completed work and give you simple advice to keep it looking good. For most homes, a light maintenance wash every 18 months keeps it perfect.

What I will never do is risk damaging your render.

High-pressure washing forces water into your walls, causing damp. I use a controlled soft-wash method that cleans deeply without the damage.

I hold PA1, PA6 and PA6AW City & Guilds certificates.

Render Cleaning FAQ's

Will soft washing damage my K-Rend?

No. This is why you hire a specialist. K-Rend, Weber and other manufacturers advise against pressure washing. My system uses pressure lower than a garden hose. It cleans by killing the growth, not by blasting the surface.

How long will my render stay clean?

In South Manchester, a full soft wash and biocide treatment will typically keep your render clear for three to four years. North facing elevations may need a light top-up sooner. I offer a maintenance plan for this.

Is the chemical safe for my garden and pets?

Yes, when applied by a certified user. I hold PA1 and PA6 qualifications for safe application. I pre-wet all plants, cover sensitive shrubs, and neutralise the area after.

Can you remove the black spots completely?

The small black lichen dots are the hardest part of render cleaning. My treatment kills them at the root. They usually fade completely over two to four weeks after we leave, as the wind and rain clears the dead growth. I will show you this on the test patch.

Do you need scaffolding?

For most two storey homes, no. I use professional water-fed poles and low level access equipment. For three storey townhouses in the city centre or awkward areas, I can arrange a cherry picker and it will be included in your quote.

Is render cleaning worth it compared to repainting?

In the majority of cases, yes — significantly. A professional render clean typically costs a fraction of a full repaint, and on a render in good structural condition the result is comparable in terms of appearance. We can advise honestly on this during the assessment.
