I start every job with a test patch on your worst slab.

You see the true colour before you spend anything. I see how your stone reacts.

That shows they are dead. I then clean with a flat surface cleaner at low pressure. The finish is even. The stone is unharmed.

Patio Cleaning Guide Price for South Manchester & North Cheshire Region

Prices are based on recent patio cleaning jobs.

A small 20m² concrete patio in Sale, Cheadle or Timperley typically costs £160 to £220.

A medium Indian sandstone patio in Hale, Bowdon or Timperley with black spot treatment and full re-sand is usually £270 to £370.

A large limestone or porcelain patio in Wilmslow, Alderley Edge or Knutsford with heavy shading is normally £395 to £550.

Oil stains and rust marks are priced after a test patch.

What do you get with me

I am careful with the joints in your patio.

High pressure can wash out the sand between slabs or blocks and cause them to become loose over time. I adjust the pressure and use the right rotary tools so the dirt lifts cleanly without damaging the surface or blowing out the joints.

I take time with the edges and awkward areas.

The bits around the walls, steps and corners are where most contractors rush it. These areas collect the most dirt and moss. I make sure they are properly finished so the whole patio looks even and well cared for.

A proper clean makes the whole patio feel like new again.

After years of algae, black spots and general grime the patio can look tired and slippery. Once it is cleaned properly you get the natural colour back and it becomes a space you actually want to use again.

I apply treatments that help slow the regrowth.

Our North West weather means patios can turn green again quite quickly. Because I hold the PA1, PA6 and PA6AW City and Guilds certificates I can use stronger professional biocides that give you a much longer clean period before the algae and moss start to return.

I do not use strong acids on sandstone. I do not blast joints empty and leave. I do not seal a patio on the same day as cleaning.

Will your cleaning method damage my patio?

No. Damage comes from high pressure held too close. I clean with chemistry first. The rinse pressure I use on limestone is lower than many home electric washers.

Is it safe for pets, children and plants?

Yes. I am certified to apply these treatments safely. I protect all planting, contain run-off and rinse thoroughly. Keep pets inside during the clean. The garden is safe once dry.

Do you make a mess?

No. I sheet areas, collect debris and leave the garden rinsed. That is part of the service.

Can you remove every black spot?

The treatment kills black lichen at the root. Most spots vanish on the day. The deepest ones fade over 7 to 14 days as the weather washes the dead growth away. I show you this on the test patch.
