The Problem
Why High Pressure Damages Cladding
A powerful jet will strip dirt quickly.
It will also dent profiled steel, lift the edge seals on composite panels, and strip the powder coating from aluminium frames.
On plastisol-coated cladding common in Trafford Park, that damage is visible immediately and it voids the manufacturer warranty.
I do not clean commercial cladding with high pressure.
My method uses hot water and controlled detergents applied at low pressure. The chemistry does the cleaning.

How I Clean Your Cladding Safely
Site Survey and Compliance Pack
My team and I visit during working hours or out of hours to suit you. We photograph all elevations, check access points, drainage and sensitive areas. You receive a fixed price, a full method statement, RAMS and insurance documents within 24 hours.
Protection and Detergent Application
On the agreed date, usually overnight or at weekends to avoid disruption, we set up safe zones, protect landscaping and pedestrian areas, and contain downpipes. We apply a specialist detergent and biocide blend using reach and wash poles or MEWP. This softens traffic film, algae and organic staining.
Hot Wash and Controlled Rinse
Using hot water at low to medium pressure, we rinse the cladding from top to bottom. For stubborn areas we use steam. The pressure is set to protect the coating and the panel joints. On large sites, we work in sections so your operation can continue.
Final Inspection and Photo Report
We complete a full walk around in daylight, rinse all surrounding areas, and remove all equipment. You receive a before and after photo report for your property file, which is useful for landlords, audits and lease compliance.

Specialist in safe, compliant cladding cleaning for residential, commercial & industrial sites. You are hiring a compliant contractor, not a general window cleaner with a pressure washer.
This means I am legally qualified to apply the professional biocides and degreasers cladding requires, with full control of run off and plant protection.
For cherry pickers, scissor lifts and mobile towers. We work safely at height and we understand site inductions.
I provide RAMS, risk assessments and COSHH sheets for every job before we start.
Cladding now accounts for most of my commercial work from March to November.

Commercial work is priced by site, but to help with budgeting:
- A small retail parade frontage in Sale or Wilmslow is typically £395 to £650.
- A single elevation of an industrial unit in Trafford Park or Stockport, around 500 square metres, is often £850 to £1,450.
- A full distribution warehouse clean is usually priced by day rate after survey.
Price is based on total square meterage, height and access, level of soiling, and the hours required to avoid disruption. Send me the site address and a few photos, and I will price it accurately the same day.
I can also quote from good photos and Google Earth for initial budgets, then confirm on-site.

Cladding Cleaning FAQ's
Will you disrupt our trading day?
No. More than 80% of my commercial cladding cleaning work is completed overnight or at weekends. I plan the work around deliveries, customers and staff.
Do you provide full health and safety paperwork?
Yes. I supply full RAMS, risk assessments, COSHH sheets and my £5m insurance certificate as standard. I attend site inductions and I can provide IPAF and PASMA cards on request.
Will the chemicals damage the coating or landscaping?
No. I use pH neutral and biodegradable detergents designed for coated metal. All chemicals are applied by a certified operator. We protect all planting and we neutralise all rinse water.
How long will the clean last?
On a typical Manchester industrial estate, a full detergent and biocide treatment will keep cladding looking sharp for two to three years. Units close to main roads or under trees may benefit from an annual maintenance wash to the lower levels.
Can you clean at height safely?
Yes. We use 65 foot water fed poles for up to four storeys, and IPAF operated cherry pickers or scissor lifts for higher access. We are fully trained and we carry out our own safety checks.
